The US Census counts 45,185 housing units in Newport Beach, and more of them are older than the harbor views suggest: the median year built is 1978, and 55 percent went up before 1980. Single-family detached houses make up just 45 percent. Most homes here are condos, townhomes, duplexes and apartments, where one drain stack often serves several units and the HOA may own part of the piping, which matters as soon as a leak appears inside a shared wall.

The plumbing changes from one neighborhood to the next. On the Balboa Peninsula, Balboa Island and in West Newport, beach cottages, duplexes and small apartment buildings crowd narrow lots, often with the water heater in an alley garage, and sand from beach days collects in outdoor showers, floor drains and laundry lines. Older houses in Corona del Mar and Newport Heights can still hide cast iron or clay drains and galvanized water lines. Eastbluff was planned in the 1960s and 1970s, much of it on concrete slabs, while Newport Coast is newer: copper or PEX, tankless heaters, recirculation pumps and pressure regulators.

Most of the city buys water from the City of Newport Beach's own utility; Newport Coast and some other areas are on Irvine Ranch Water District, and a few edges get Mesa Water District, as the bill shows. Sewer mains belong to the city or the district, but the private lateral from your house to the main is yours to maintain. SoCalGas supplies the gas, and the City of Newport Beach permits any water heater change, repipe, lateral job or gas line repair. Close to the water, salt air eats at hose bibs and outdoor shower valves, which give out sooner on the Peninsula than in Eastbluff.
